1. Will I qualify for an apartment?
Schatten Properties is a fair housing provider. The general guidelines of qualifying for an apartment include the following: good credit history, good rental history and a monthly household income equal to or greater than 3 times the monthly rent of the apartment you desire. A criminal background check will be performed on each applicant. Management reserves the right to deny occupancy based on the results.
2. Can I bring my pet?
Almost all Schatten properties are pet friendly. Our standard policy allows 1 - 2 pets up to 25 pounds each. (For a list of properties that allow larger dogs, please review information on individual websites.) There is a one-time $150 pet deposit and $150 non- refundable fee per pet. The Schatten Pet Policy also outlines our policies regarding which pets are permitted and the guidelines for pet ownership. For more information, contact the property you are interested in.
3. Do your properties accept Section 8 or other government assistance for housing?
Schatten Properties does not have any properties in Nashville that accept Section 8 vouchers.
Schatten Properties has one property in Erwin, TN called Sunnycrest Apartments that is designed specifically for the elderly and disabled individuals. This property offers comfortable one bedroom floorplans for those who qualify for this special housing through the Section 8 Program. For more information contact Sunnycrest at 423-743-8593
4. How many people can live in our apartment?
The occupancy standards accepted by the National Apartment Association apply to Schatten Properties. It allows 2 people per bedroom. Therefore, the occupancy standards are as follows:
1 bedroom up to 2 people, 2 bedrooms up to 4 people, 3 bedrooms up to 6 people, and
4 bedrooms up to 8 people.
5. Can I qualify for an apartment if I have filed for bankruptcy?
Schatten Properties will lease to someone that has a past Chapter 7 or 13 Bankruptcy. The prospect’s credit since the bankruptcy must be good and they meet all other qualifying criteria.
6. What are the standard lease terms? Do you offer short term leases?
The standard lease term at all Schatten Properties is 12 months. Some properties offer the option of 6 & 9 month.
7. Do you offer furnished housing?
Schatten Properties has found that the resident can save money by renting the furniture directly from a rental company. Standard furniture for a one bedroom apartment home will usually begin at $170 per month not including house wares. Please contact the community office for more information on furniture rental.
8. What is your Privacy Policy?
This apartment community collects personal information from you in order to process your application and help us provide a better level of service to you. We do not sell your name or personal information to anyone. We make every effort to protect the security and confidentiality of the personal information you provide and we collect in processing the application.
Our relationship with you is our most important asset. We understand that you have entrusted us with your private information, and we do everything we can to maintain that trust.
We do not disclose personal information to third parties unless we receive from you written permission. However, we may disclose or report personal information in limited circumstances where we believe in good faith that disclosure is required or permitted under law, for example to cooperate with law enforcement authorities or to resolve landlord/tenant issues involving lease violations. Otherwise, we will not share your personal information with third parties unless you have specifically asked us to do so.
We protect the confidentiality and security of your personal information by restricting access to personal information to our employees and the owners’ agents for business purposes only. All employees are trained and required to safeguard such information.

9. What additional fees will be required before move-in?
In addition to rent, you will be responsible for the Application Fee and the Security Deposit. The Application Processing Fee is between $35-50 per person. This fee covers the expense of having your application processed by a credit reporting company and a criminal background check completed. The Security Deposit is $99-250. This deposit may be refunded at the termination of your lease subject to the terms of the Security Deposit Policy Agreement.
10. If I submit an application with an application fee will I get an apartment?
Submitting an application and application fee does not guarantee you an apartment. All applications are subject to our qualifying criteria and availability.
It is advised that you contact the property first before submitting an application to ensure the floorplan you want will be available when you need it. Please be advised that application fees are non-refundable.
